Council at its meeting on 4 August has provided in-principle support for the Bermagui Sporting Clays Club at Murrah River Rd to have 12 additional shooting days on Sundays from 10am to 5pm. This means there will be 24 Sunday shooting days per year.
Final Council approval at the next practicable meeting is subject to a separate report from staff that provides an amended set of conditions of consent for the applicant, including a field assessment noise report from a suitably qualified acoustic consultant that identifies that the noise levels produced from the site do not exceed 90dB at the most affected neighbouring properties and reports on soil contamination and site remediation.
This issue has significant consequences for Barragga Bay, Cuttagee and Murrah residents, Four Winds and Mimosa Winery Restaurant who are all near neighbours to the shooting range.
If you are affected by this issue it is suggested that you write to Council (council at begavalley.nsw.gov.au (mailto:council at begavalley.nsw.gov.au) ) and to individual Councillors.
It is pleasing to note that our local postcode 2546 area including Bermagui and Narooma currently has the highest COVID vaccination rate on the south coast of NSW.
As of 26 August we have 70-79% at least partially vaccinated and 40-49% fully vaccinated.
This is a commendable effort given most of these vaccinations to date will have been delivered through our medical centres.
You can check for updates of these percentages on the ABC Website (https://facebook.us15.list-manage.com/track/click?u=9030b531e962ad02c68a923c8&id=4b41a4742f&e=34e977e1dc) .
Bega Valley Shire Council is seeking feedback on its planning proposal to change minimum site areas for dwellings, multi dwelling housing and residential flat buildings, in order to increase the supply of housing in the shire.
Council’s Director of Community, Environment and Planning, Alice Howe says the controls in the current Local Environmental Plan restrict the types of development the shire needs. “By removing these barriers, more units and multi-dwelling housing could be built in our medium density residential and mixed-use zones,” Dr Howe said. “It would also allow these houses to be built on existing blocks of land less than 550 square metres if connected to a sewer system. The benefits of the proposed changes would take some time to be realised but would support increased housing stock across the shire over time.”
Dr Howe said the Bega Valley Shire Residential Land Strategy 2040 identifies new requirements and objectives for residential development in urban areas, with the aim to increase housing diversity and ensure the best use of available zoned and serviced land.
Council advises that the removal of the minimum site area development standards is unlikely to result in adverse amenity impacts for the community. Site density is still controlled in the R2 and R3 zones through mapped floor space ratio standards. Existing development controls such as minimum landscaping requirements, view sharing considerations, overshadowing controls and the height limits work to control amenity and character.
It is expected these proposals will allow more smaller single occupancy dwellings on existing residential blocks.
Comments on the planning proposal, on Council’s Have Your Say webpage (https://facebook.us15.list-manage.com/track/click?u=9030b531e962ad02c68a923c8&id=7aa9e1f32c&e=34e977e1dc) , are welcome during the exhibition period, which runs until 19 September.
On a related item, Council have now released information on the proposed subdivision of 187 residential allotments at Songlark St (opposite Parbury Ave), Bermagui, DA 10-2021-386-1 (https://facebook.us15.list-manage.com/track/click?u=9030b531e962ad02c68a923c8&id=0aed9da183&e=34e977e1dc) . Allotments range from about 450 to 800 sq metres, with most around 550 to 600 sq metres. Mark Fowler is the assigned Council officer responsible for this DA if you have any queries.
